I feel like Paolo did fine mentioning the house construction cost as $660 K, but could have been more specific about where in Tokyo it would cost $3.5 million for the land. Greg from Life Where I'm From in his video about how an average Japanese family can buy a house in Tokyo area shows that in Edogawa ward of Tokyo that a low price new construction house is $200+ K, and a typical new construction house cost is $300-400 K. So at least in Edogawa, one could own a house for much less than $4 million and still be within about a half hour train ride from Nihonbashi in central Tokyo. The price for the building is $ 2,8K per m², which is a good price for a ready for occupancy blockwork building in this quality. It was built for promotional purposes – which Paolo fulfills perfectly, speaking to the viewers as they were toddlers.

Here in Sydney Australia (30 mins from the CBD), you can find a house like this for about 1-2M for a house 30 mins from CBD or 3-4M for a house 15 mins from CBD or 5M+ for a house in the CBD.

My parents had a very similar house with similar features (newly renovated) in a rural area for about $200k in Japan. Can I just say that in Japan, home values decline over time, and so the land value is what you're essentially paying for. I'm assuming because of this, this house is $4M since it's located in Tokyo where land is expensive.

Land is expensive … is there a cap on how high you can build..? It’s a lovely house but I think I’d want an extra floor for growing kids in time. But everything is of a high standard – I love the little fish grills. Where do the kids and grandparents sleep? Tatami ?
